If you’ve been watching the real estate market in Trinity (34655) lately, you know there is a lot of noise out there. Between massive new construction developments and conflicting national headlines, it’s hard to know what’s actually happening in our local backyard.

To clear up the confusion, I just ran a deep-dive market report looking exclusively at residential resales over the past 90 days. By barring new construction, we can see exactly how established, pre-owned homes are performing.

Here is the raw data you need to know.

 The 90-Day Trinity Resale Snapshot

Median Resale Price: $462,000
Prices have normalized slightly, sitting down about 2.3% year-over-year. Values remain anchored, but the hyper-inflation of the last few years has leveled out.

Average Days on Market: 26 Days
Make no mistake—well-priced, turnkey resale homes are still moving quickly.

Sale-to-List Price Ratio: 98.0%
The days of automatic bidding wars are largely behind us. On average, buyers are successfully negotiating 1% to 2% off the original asking price.

Months of Inventory: 1.4 Months
We are still technically operating in a low-inventory seller’s market, which is preventing a sharp drop in local home values.


The Big Shift: Seller Concessions Are Back

The most notable trend over the last 90 days isn’t the final sales price—it’s what sellers are giving up closing the deal. Because individual resale sellers are now competing for eyeballs against highly incentivized corporate builders, buyer leverage is returning.
In recent resale contracts, we are regularly seeing:

Closing Cost Assistance: Buyers frequently secure on average $5,000 to $10,000 in seller credits. 

Rate Buydowns: Sellers are increasingly agreeing to fund temporary rate buydowns (like a 2-1 buydowns) to lower the buyer’s monthly payments.

Repair Flexibility: Sellers are actively cooperating on inspection items—like offering roof or AC credits—rather than forcing buyers to take the home completely “as-is.”

What This Means for You

If you are thinking of selling: Pricing a home right out of the gate is paramount. Expect buyers to request some form of closing concession. If your home needs cosmetic updates, or if the roof and AC are hitting that 15-to-20-year mark, you need to budget for buyer negotiations and concessions right out of the gate.
