My Real Estate Career

I started my career as a realtor in 2002 as a part of a two-person team, coinciding with the launch of Sand Dollar Realty. Over the past two decades, the company owner/broker Dane Ayers and his wife Kim have continued to operate our small firm as a tight-knit, close family. Together, we have witnessed many productive multi-million-dollar years helping countless sellers and buyers.

Real Estate Activity

As a single real estate agent, I’m proud to say that I’m closing in on twenty million in residential sales! I’ve had the opportunity to list and sell properties in Pinellas, Pasco, Hernando, and Hillsborough counties, as well as transactions in other surrounding areas. It’s been a rewarding experience to help my clients navigate the complex Florida real estate market.

Education

I am proud to have earned my master’s degree from Liberty University and my undergraduate degree from Trinity College of Florida. Furthermore, I also previously earned a certificate in Accounting from Webster Business College. I am grateful and truly value my educational and professional experiences. However, none have given me the perspective and appreciation of the American dream as my service in the US Navy.

Continued Education

When the pandemic caused me to be stuck at home, I saw an opportunity to pursue further education and training, this is when I pursued a second graduate degree with a concentration in strategic communications and social media management. This more recent education has been immensely helpful in understanding the impact of modern media, especially social media, on real estate. I am able to see through the noise of social media and recognize its impact, and I believe this will be a valuable asset to me in my career. Furthermore, one of the areas I found to be very helpful is the additional training and designation I earned as a Seniors Real Estate Specialist.

My Beginnings

My “About Us” page contains my background, education, real estate experience, and core values. Long before I was a realtor, my late father modeled faith in God and the value of never leaving a task undone, especially never leaving a mess for someone else to clean up. No About Us section of any profile would be complete without honoring his influence on my life. After all, as men, fathers’ model who we will become.

Positive Attitude

My father’s positive attitude enabled him to tackle every task as if he were having the best day ever. That is a winning mindset for life, it has taken me years to realize how important this truly is. This work ethic has helped me throughout my professional life. Growing up, Dad was my scoutmaster and fishing guide. He gave me my love for the outdoors, hiking, camping, and especially sailing. He was always the top salesman in his professional life, and his success was built on his adherence to the golden rule. In his later years, he and my stepmom owned a veteran foster home, it is here I can still see him kneeling and tying the shoes of a WWII veteran in his care with the biggest smile on his face. My dad taught me to embrace biblical manhood: the most significant advantage in life is having a great dad and then aspiring to be one.

Personal Life

As a Navy veteran and a father of three, I value God, family, and country above all else. These values have shaped who I am and what I stand for personally and professionally. I remain committed to providing skilled and compassionate service to my clients, ensuring they feel supported and valued throughout the real estate process.

Interests

There is one common element in all interests, coffee! I grew up sailing, fishing, hiking, and camping all along the Florida West Coast. In 2013, I published “Watch Your Step,” a faith-based book on Proverbs dedicated to my three children. Since childhood, I have been a classical guitarist and led music in my church. I am a minimalist; the simple things make all the difference. Camping with my “brothers from other mothers” keeps me a kid at heart, but these interests will inevitably include coffee.

How long have you been a realtor?

I was licensed in Florida to sell real estate in April of 2002 and have been with Sand Dollar Realty ever since.

How many transactions have you personally completed?

As of spring 2024 my total is somewhere around 100. There are years I was inactive (2008-2010), years I was part of a team (2002-2007), years I was part time. Currently, I am a full-time realtor and mostly work sellers. 

What areas do you work? Where are you located?

Sand Dollar Realty is conveniently located in the Trinity area, but they’re known for servicing clients in a wide range of areas, including West Pasco, Hernando, the northwest side of Hillsborough, Pinellas, and even Manatee Counties. All agents of Sand Dollar Realty work from home, I live in Southern Oaks, and my broker lives a stone’s throw away in Hunters Ridge. Most of my current sales have been in west Pasco, north Pinellas and Hernando county.

What is your niche market?

Even though I work will all types of buyers and sellers, I help a lot of seniors 50+ either downsize or relocate nearer to family and friends. I have received additional training and am a SRES (Seniors Real Estate Specialist) a National Association of Realtors (NAR) designation.

What is your commission rate?

Commission rate varies as per the level of services needed. The lowest rate is 2%, average is 2.75% and special circumstances can see a rate at 3-4% if the seller needs assistance with special projects going beyond the normal preparation for listing a property. 

Are there real estate services you do not provide?

Yes, I do not provide property management services for Landlords, I also refer out anyone looking for a rental unit. In addition, I do not sell mobile or manufactured homes on rental lots. I also refer out my commercial real estate listings.

I am proud to say that I have attained a high level of education and expertise, which I believe sets me apart from others in my field. My Master of Arts degree from Liberty University, with a strategic communications concentration, has provided me with a deep understanding of my area of study. Additionally, my Bachelor of Science degree in Counseling from Trinity College of Florida has helped me develop empathy towards my clients and their overall needs.

With my Certificate in Accounting from Webster College, I have gained a valuable credential that has enhanced my understanding of the financial side of my work. Finally, my SRES designation as a specialist in seniors’ real estate is a testament to my proficiency and dedication. I firmly believe that my educational background and professional credentials have equipped me with the tools to be a highly capable and accomplished individual in my field.

Did you ever serve in the military?

I am the youngest of a proud military family. My late father served in the US Army during the Korean War. My late brother Bobby served in the Navy during Vietnam. I joined the Navy Reserves, serving as a member of NSGA Homestead 208. My sister also joined; she served during the Gulf War. My oldest son, Johnny, currently serves in the Guard; he did two combat deployments, one in Afghanistan and then in Africa. One of the most memorable moments of my life was when my oldest son rendered military honors for my dad in Bushnell. I am involved in a local veteran’s group that meets regularly, supporting each other.
